Foreclosure laws vary widely, and so does how long foreclosure takes, depending largely on whether your state uses judicial or non-judicial processes. Nationally, properties with a foreclosure filing were up 15% from a year earlier in Q2 2026, according to ATTOM, and FHA delinquency was 11.79% in Q2 2026 in the Mortgage Bankers Association National Delinquency Survey.
